- Please note the table pricing has adjustment criteria listed below. The table is based upon a borrower with "platinum" credit, and an appraisal, which supports a 60% loan-to-value ratio, or lower. With these adjustments, it becomes more difficult to follow the pricing for your loan, unless you fall into the above category. However, we are pricing in this manner in our on-going quest to pass on the best pricing to all of our “A” paper customers. - Adjustment: add .25 to the fee (or points column) if your loan-to-value ratio is higher than 60%.
- Adjustment: sterling credit 750-799 - add .25 to the fee
- Adjustment: gold credit 720-740 - add .375 to the fee
- Adjustment: silver credit 680-720 - add .50 to the fee
To lock, ARM must have in its possession a fully completed loan application, a completed appraisal, and a fully approved loan with all conditions from the lender satisfied.

Non-recurring closing costs for a refinance range from $3,200 to approximately $3,400 (depending on your loan amount). Non-recurring closing costs for a purchase vary widely. For your assurance, we would be happy to provide you with an accurate, detailed and guaranteed Good Faith Estimate of your closing costs for your transaction. Please be sure to ask me what the difference between "recurring" and "non-recurring" closing costs are. Once you know, you will not be surprised at the close of escrow.

Where did the Mambots go?
Mambots have been renamed as Plugins.
Mambots were introduced in Mambo and offered possibilities to add plug-in logic to your site mainly for the purpose of manipulating content. In Joomla! 1.5, Plugins will now have much broader capabilities than Mambots. Plugins are able to extend functionality at the framework layer as well.

Where is the Static Content Item?
In Joomla! versions prior to 1.5 there were separate processes for creating a Static Content Item and normal Content Items. The processes have been combined now and whilst both content types are still around they are renamed as Articles for Content Items and Uncategorized Articles for Static Content Items.
If you want to create a static item, create a new Article in the same way as for standard content and rather than relating this to a particular Section and Category just select Uncategorized as the option in the Section and Category drop down lists.
